Interior designer Kevin Gray explains the differences between styling your home for sale and staging your home for sale: 

“When I’m called on to stage or style a property, my role is to evaluate the property, enhance the spaces and create a flow that will enlarge the space with the right furniture, accessories, art and lighting.  

The experience for those who visit should be inviting, fresh, not too trendy and never to look like it was staged! Our goal is for the broker and client to get the highest selling price possible and sold quickly.

It’s difficult to see your home as others see it. My expertise as an interior designer brings a fresh perspective and a designer’s eye to prepare your home for sale.

Styling a home involves using the homeowner’s own things to prepare a home for sale. I declutter the apartment of the homeowner’s personal items and rework the homeowners own draperies and furniture into the design. I can repurpose a client’s own furniture and accessories and style them in a fresh and appealing way, and I know exactly what pieces should be purchased to deliver added impact, such as artwork or greenery. Styling and decorating your home for sale is a cost-effective way to impress buyers and attract the best offers.

Staging a home for sale is a complete design. Most real estate agents believe that vacant home will show better and photograph better when staged, and will benefit from a design expert and professional stager. Often staging projects are for empty properties, but it may be a smart investment for homes that need to appeal to a certain clientele. For example, a home that has not been remodeled recently and has equally dated furniture may sell for more when the furniture is replaced with a style staged to appeal to younger, affluent buyers.”
